A few words about the apartment…
This charming apartment, with private parking, is located on the second floor of a modern building in the residential area of Rifredi, which has its own train station that connects to the main Florence station, Santa Maria Novella, and the historic center in 5 minutes. Rifredi has numerous recreational, cultural and sporting facilities. Worth noting are the theater, home to beautiful shows of prose and contemporary dance, the sports association "Rifredi 2000" and the University of Florence's Engineering, Mathematics, Biology and Medicine departments.
The apartment opens directly onto the living-dining area furnished with a double sofa bed (width 160 cm) and a cabinet with flat screen TV, a well-equipped kitchen with dishwasher, microwave, coffee maker, electric kettle, toaster and juicer, and a small table dining room with chairs. The kitchen can be closed off and hidden behind sliding doors. One of the two terraces can be accessed from the living room and is complete with washing machine and a small sink. A door to the right of the kitchen leads to the sleeping area consisting of a bright double bedroom (160 cm - divisible bed) with direct access to the second small terrace, and to a bathroom with bathtub and a small closet containing an iron and drying rack.
Air Conditioning: a split in the living area and another split in the bedroom.
Direct access to the private parking space located in the same building can be reached by elevator.
Included in the price: Utilities included up to €50.00 (for stays up to 30 days), final cleaning, towels and sheets provided, condominium fees, and agency fees.
Not included in the price: Tourist tax of €3.00 per person (over the age of 12) per night, for the first 7 nights (for information regarding exemptions and reductions, see our F.A.Q. page), utilities of water, electricity, and gas (for rentals over 30 days) if exceeding €50.00; fee for registering the contract (which in accordance to Italian law must be written in Italian), for rentals over 30 days, equal to 1% of the total rental price (with a minimum fee of € 33.50) plus tax stamps.
Security deposit: For stays equal to or lesser than 15 days, all clients will have to grant € 300.00 with a valid credit card 7 days before check-in for a pre-authorization. For stays between 16 and 30 days, guests will have to pay €1000.00 7 days before check-in. Prepaid and/or debit cards are not accepted. For rentals over 30 days, special conditions apply.
Starting from the second half of the nineteenth century, the Rifredi area, essentially rural, underwent profound transformations. One of which was the construction of the Florence-Pistoia railway (1860), its connection with the line for Pisa and the construction of the Rifredi station of (1889). This changed the role and importance of the existing road network and brought big industrial activities such as Officine Galileo, Manetti and Roberts, the Military Pharmaceutical Chemical Institute to the area.
In the second half of the twentieth century these productive activities were replaced by residential settlements comprising public housing and multi-storey condominium complexes with the consequent progressive increase in population. Rifredi today is a very lively district with its own railway station (in addition to S. Maria Novella and Campo di Marte, it also manages national and not just local trains), a theater, a sports association (Rifredi 2000), and the Careggi Hospital-University, one of the most important in Italy. There is also the University of Florence departments of Engineering, Biology, Mathematics and Medicine. The key point of the area is Piazza Dalmazia, called a "natural shopping center" due to the large number of artisan shops it houses.

The apartment has its own parking space located below ground (- 2 floor) of the building.
The historic center of Florence is a restricted traffic area (ZTL) and therefore there are special rules for accessing or parking in this area. This apartment has the advantage of not being located within the ZTL area and this means there are no difficulties getting to the apartment and parking the car in the area. In the vicinity of the apartment you will find lots of street parking - it's paid parking from 8:00 - 20:00. White-lined parking spots are reserved for the residents, but blue-lined parking spots are for non-residents (and is paid parking). The cost may vary depending on the area of the city you are in. If you prefer, you can park it in a private garage or choose one of the many parking spaces available.
This property for rent is not a hotel, agritourism, B&B or similar, and therefore by law, extra services similar to those you may find in these types of accommodations, such as a reception, concierge or security, receiving mail, provision of meals and drinks, cleaning and change of linen during your stay, and amenity kits with soaps etc. are strictly prohibited.

The standard check-in time is from 15:00 and the check-out by 11:00.
Arrivals and departures outside this standard time are always tried to be accommodated on request.
